Contest Brief

CRUCIAL UPDATE: Dual-Purpose Design (Family Residence + Convertible to 4 Studios)

We have updated the core requirement of this project. The design must achieve a Dual-Purpose Layout that serves two phases:
Phase 1 (Current): A single, integrated Family Residence for a large family.
Phase 2 (Future/Convertible): The exact same structure must be easily partitioned into 4 independent smart studios for rental, without any major structural hacking, wall demolition, or replumbing.
How to achieve this in your design:
1. Smart Separation (Drywalls/Dual Doors): Use strategic partitioning (like double-doors or hidden drywall locations) that can be locked/closed in Phase 2 to split the house, or opened in Phase 1 to connect the rooms as a large family home.
2. Master Plumbing Layout (Phase 1 & 2): All 4 bathrooms and kitchen connections required for the 4 studios must be fully functional and integrated from day one. In the family phase, these can serve as private master bathrooms for the children’s bedrooms and a main kitchen + secondary kitchenettes/dirty kitchens.
3. Independent Entrances & Smart Locks: The circulation path must allow the family to use the house normally now, but when converted, each studio will have its own direct external smart door access without breaching the privacy of other units.
4. Shared Amenities Management: Ensure the main living areas, Zoom corners, and Jacuzzis are positioned so they act as luxury features for the family now, and independent premium features for each studio later.

To respect your time and professional effort, we have significantly reduced the required deliverables for this contest phase. We are no longer asking for a complete, fully rendered multi-unit package.

Instead, this contest is now strictly focused on Space Planning and Conceptual Layout Optimization. The winner of this contest will be highly considered for a direct-hire contract to complete the remaining detailed execution drawings.

### New Reduced Deliverables Required:
ONE (1) Master 2D Partition Plan (.DWG or high-res layout): Showing how you divide the 300 sqm main building into 4 independent studios, demonstrating cost-effective plumbing alignment (bathrooms/kitchens sharing walls) to suit our rocky mountain terrain.

ONE (1) Representative 3D Interior Concept Render: You only need to fully render ONE single studio layout to show your style, material suggestions, and how you integrate the double Jacuzzi and the "Zoom Corner" relative to the western sunset/runway view.

Basic Exterior Footprint: A simple 2D indication of the Eastern Entrance and Western Graywater Eco-Zone—no complex landscape rendering required.

### What is NO LONGER Required for this Phase:

######No detailed exterior or landscape 3D walkthroughs/videos.

######No finalized MEP or full electrical automation schematics.

Description:
We are looking for creative architects and interior designers to redesign an existing mountain property into 4 independent, fully furnished luxury smart studios for short-term (daily/Monthly) rentals.

&&& Project Context & Location:
Total Land Area: 500 sqm.

Existing Structure: Main building of 300 sqm + an external room of 20 sqm.

Topography & Orientation: Located on an elevated, rocky terrain (on a mountain) east of Prince Mohammad Bin Abdulaziz International Airport (MED), Madinah, Saudi Arabia.

Crucial Site Feature: The building sits on the Western side of a flat mountain top, offering stunning sunset views also veiw to airport runways.

&&& Architectural & Interior Design Requirements:
Studio Layout: Each of the 4 studios must be a completely self-contained luxury unit consisting of:

1 Private Bedroom.

1 Living Room.

1 Bathroom + 1 Small Open American Kitchen (Minibar style).

&&& Private Jacuzzi: Each studio MUST integrate a modern private Jacuzzi (either in the bathroom or embedded creatively in the bedroom/living design with proper ventilation and waterproofing solutions).

&&& Virtual Meeting & Content Corner (Zoom Corner): Each living room must feature a professionally designed, aesthetically pleasing background/corner optimized for business video conferences (Zoom, Teams) or content creation, ensuring good lighting options and a clean backdrop.

&&& Crucial Energy-Saving Smart Systems (Single Shared Electricity Meter):

The entire property runs on one single shared electricity meter. Therefore, designers must integrate smart, energy-efficient automation solutions to prevent power wastage.

Key integrations: Keycard switches or smart motion/presence sensors that automatically shut off ACs, Jacuzzi heaters, and lights when guests leave the studio.

&&& Cost-Effective Plumbing: Bathrooms and Jacuzzis MUST be placed adjacent to the kitchens to minimize piping, hacking, and infrastructure costs on this rocky terrain.

&&& Smart Lock Access: External doors must integrate modern Smart Locks configured for fully automated access control (restricted until payment is verified).

Finishing & Furniture: Modern, minimalist style optimized for low-cost finishing. Designers should suggest smart, durable, and budget-friendly materials.

&&& Landscape & Sustainability Requirements:
Eastern Entrance: Design an attractive exterior entrance with creative landscaping and welcoming green touches.

Western Eco-Zone (Graywater System): We want to treat and utilize our building’s Graywater (from sinks and showers) to irrigate a beautifully designed green buffer/landscaping on the western public slope adjacent to our property.

&&& Deliverables Required:
2D Architectural Plans: Clear partitioning and layout optimization (utilizing the 300 sqm main building + 20 sqm structure).

3D Interior & Exterior Renderings: High-quality renders showing the interior setup (highlighting the Jacuzzi, Zoom corner, and smart doors) and landscaping (East and West views).

Material & Layout Suggestions: For low-cost, high-durability, and energy-efficient execution.

    Initial layout, taking into account bathroom sizes, includes a master bedroom with a jacuzzi.
    Laundry space is located in the kitchen. The headrests are positioned to face north (as much as possible) while sleeping.

    Primary use is for a family (parents + two daughters + two sons + domestic help). The house can be subdivided into studios.

    I carefully reviewed your updated reduced scope and latest comments. This revised entry focuses on the required Master 2D Partition Plan, one representative 3D studio render, and basic exterior footprint. The layout divides the 300 sqm building into 4 independent smart luxury studios, with bathrooms, kitchens, and Jacuzzis aligned back-to-back to reduce plumbing cost on the rocky site.     In case of winning, I will provide the full editable package including:

    • AutoCAD (.DWG) files with organized layers for architectural layouts and plumbing
    • 3D source files (3ds Max / SketchUp) with all materials, lighting, and textures
    • High-resolution renders and detailed PDF plans ready for implementation

    Although the platform description displays image formats (jpeg, png, etc.) for entry submissions, the WINNER of this contest will NOT receive the prize money until they successfully hand over the COMPLETE set of editable source files.

    The final handover package MUST include:

    AutoCAD Files: Original .dwg files with all 2D architectural partitions, plumbing layouts, and layers completely unlocked and organized.
