Conceptual Front & Rear Elevation and Floorplan for a Luxury Residence to be constructed in Austin Texas.

The value of this contest is not only in the prize itself but in the ability to charge to finish the plan (if selected) and to get on board for future architectural and conceptual work.

We are a luxury homebuilder in Austin Texas and we have the opportunity for future / continuous contract work if we find the right contract architect/firm. See the attached images of homes we have built. Styles range from Traditional, Santa Barbara, Italian, Hill Country Contemporary. Your architectural style can vary but must be awesome --- simple or uninspiring concepts need not apply. The home must be unique and have great elevation and multiple rooflines. Submissions may be hand drawn, CAD, other; we do this for a living and are not fooled; we can recognize quality hand drawings as easily as we can spot bad architecture that has good renderings. We are interested in quality architecture. This is for concept only so that we can select a concept and move toward finishing the plan for an additional fee to be determined if concept is selected. Because we are a home builder, the parameters below must be followed:

***Parameters for spec concept plans: ***
• 1 story
• 4,500 — 4,800 square feet heated area
• Percentage of heated to total covered area. Ideal is 73% heated to covered area (including garage). Range 70% -75%.
• 3 garage bays (side/rear facing; garages cannot face street)
• 4 bedrooms / full baths with one able to function as Study or Guest Room
• Alternative to above is 4 bed / full bath with an additional room as Study (no bath necessary).
• Powder (1/2 bath)
• Pool Bath (1/2 bath if makes sense)
• Fireplaces — 2 total, could do additional firepit at outdoor living / pool deck.
• Steel Doors / Windows: can do any configuration...looking for 500 — 700 square feet total. This number includes 100 — 150 sqft as the Entry Door.
• Freestanding tub with riser faucet at Master Bath
• Outdoor Kitchen — 36" grill + sink
• Bar / Butler's Pantry can include sink, undercounter ice machine and undercounter 24" beverage center (sub-
zero)
• Additional appliance list: 42" Sub-Zero Refrigerator 48" Wolf Cooktop Vent hood can be liner in cabinet / stone or exposed stainless (Miele / Wolf, etc) Wolf Double Oven Wolf microwave drawer Dishwasher - Could do a 48" range in lieu of cooktop / double oven
• Pool to have 500-700sqft surface area
• Courtyard entry is optional but not required

**Winner(s) will be asked to provide a price / proposal to complete the construction drawings for additional fee if the plan is selected.

    Hi , can you clarify if the topo drawing is in feet and inches or in meter scale? somehow the 3.61 acres is not fitting within the outlines given in both the cases. Can you just do a marker hatch on the build able portion and mention the area of that portion alone? - Ar. Shashi

    Dear Daniel, Your brief sounds interesting and exciting. We would like to know some additional details. Let us know of the plot dimension (if not an actual site then an imaginary site), what is the FAR ratio that you can build in your intended location, the north point if available, the approach road direction if available, if this is an actual proposed site then the pictures of the site and surroundings will be helpful to understand and 'go into' the project. What is the style that you are looking at : Contemporary / Modern/ Neo-Classical/ Spanish/ French/ Mediterranean etc. Am thankful for your response in advance. We can submit a single line drawing of the plan and a rough sketch of elevation and hope to be able to take it forward to the concept development and construction documentation stage from there. Ar.     probably best to ignore topo lines as we plan on having everything on a single level by changing the grades of the lot.if the house had a slight L shape to pick up the views to the left that would probably be best but I'm not sure that is necessary.

    Sure. For anyone concepting lot specific, let's assume this home is for Lot 31 in the attached documents. Topo lines are 2' increments. Setbacks are Front – 25’, Sides – 10’, Rear – 20’ from the property line but no setback from the WQE. The Zoomed topo in red shows where we are allowed to build less the setbacks. As you can see, the depths of the buildable lot are 269 and 209 less setbacks. The total lot size is very large (3.6 acres) and the FAR ratio is not relevant. The physical address is 4601 Peralta Ln, Austin, TX 78735.

    We would easily pay $1/sqft or more ($4,500+) for construction drawings (CDs) depending upon the quality of the architecture and what is included in the plans if we come up with a concept that we want to build. This contest has a guranteed winner (the best concept wins) but we will only move forward with construction drawings for that concept if we decide that we like it is good enough to build. If by chance the entries are so good that we would like to build more than one, we would ask more than one freelancer to move to CDs at that rate or a similiar negotiated rate. We build about 12 homes per year and $1/sqft works with the budget.
