  Another question: is the window on the present bedroom open to modification or enlargement? Because I'm guessing that's a window with street view and probably any modification on it falls on landlords or owners grounds... Also, again, what use is this office going to get? Although I'll understand if you don't want to share that info here.

  Thank you for guaranteeing the contest. Now, some questions: what is the office going to be used for? Something like a consultation office of some kind? Also, measurements can be extrapolated from area but still we are going to need some more specifications, particularly ceiling height. Also, is this a particular single storey house or a multistorey building? I mean, are there more apartments or floors above this one? Thank you.

     It's a ground floor flat. The stairs lead to a flat above. Ceiling height 2.4 meters.
