Residential Home Drafting - 10 Unique Designs

Project: I am seeking an experienced residential drafter to create 10 original double-storey home designs (not copied, but competitive with volume builders such as Metricon). Each design must have its own unique floor plan and be suitable for common block sizes in Sydney estates (approx. 300 m² lots, e.g., 10 m, 10.5 m, and 12.5 m frontages). Deliverables (for each of the 10 designs): • Double-storey floor plans (ground + first floor) drawn to scale (1:100). • Area schedule (house, garage, alfresco, portico). • Elevations (all four sides). • Sections (showing wall heights and roof forms). • Façade concept with a simple mix of ground floor brick veneer and first floor lightweight cladding (cost-effective build). • Shadow diagrams (10am, 12pm, 3pm on 21 June) for compliance. • PDF + CAD files (editable format). Design Style Requirements (Metricon-inspired, not copied): • Open-plan kitchen with island and walk-in pantry. • Rear-loaded living hub (family, dining, kitchen flowing to alfresco/outdoor room). • Alfresco/outdoor room big enough for a table of 6. • Upstairs leisure area or retreat. • Master suite with WIR + ensuite (double vanity where possible). • Compact staircase (U-shaped or L-shaped, with under-stair storage). • 4 bedrooms minimum, with functional room sizes (master ~4.0×4.5 m, other beds ~3.0×3.0 m). • Double garage sized 5.5–5.8 × 6.0 m internal clear. • Plenty of storage (linen cupboards, broom cupboard, pantry). Compliance Requirements: • All designs must conform to NSW planning legislation (Codes SEPP / Housing SEPP). • Must be suitable for submission to councils such as Liverpool City Council and The Hills Shire Council. • Setbacks, landscaping, and overshadowing must be considered. What I’m Looking For: • Someone cost-effective (budget-friendly). • Able to produce original, professional designs quickly. • Previous experience in drafting residential homes in NSW is highly preferred. • must deliver 10 separate design packages (one for each house).
