Program confirmation: target heated square footage, bedrooms/baths, ceiling heights, desired office location/privacy/acoustics, preferred structural system (conventional wood/LVL vs. steel), and any glazing/material preferences at the indoor–outdoor transition? Adopt a 4' planning grid with 16–20' clear spans using LVL or selective steel; this preserves the open plan, reduces framing waste, and keeps future reconfiguration simple. Optimize the envelope for your climate: orient major glazing appropriately, size shading/overhangs, specify high-performance windows with continuous exterior insulation, and use a ventilated rainscreen cladding for durability.
