Residential Floor Layout & 3D Design – Coastal Island-Style Home

Project Overview: We are seeking an experienced residential designer/architect to create a floor layout with architectural flair for a two-storey coastal island-style home. The house will be elevated on stumps (stilts) with an under-house garage and storage area. A preliminary design concept will be provided. The task is to refine and adapt the layout so it fits within the specified building pocket, while capturing a coastal aesthetic and ensuring functional, well-planned spaces. Scope of Work: Design a 2-storey elevated coastal home Incorporate: Under-house garage and storage Functional internal layout (bedrooms, bathrooms, kitchen, living areas) Outdoor living spaces suited to a coastal lifestyle (verandahs, decks, breezeways) Add architectural flair while keeping the design practical and efficient Provide 3D renders to bring the coastal look to life Drawings should be generally aligned with Australian Building Standards (familiarity preferred but not essential) Deliverables: Floor plan with dimensions Elevations (front, rear, sides) At least one 3D render (more preferred) Suggested materials/finishes suitable for coastal conditions (optional but valued) Preferred Qualifications: Strong residential design experience (coastal/island style highly regarded) Familiarity with Australian Building Standards (preferred but not necessary) Portfolio of similar residential projects Ability to provide files in common formats (PDF, DWG, etc.) Additional Notes: Focus is on conceptual design and presentation, not full construction drawings Must reflect a coastal island-style aesthetic – light, open, and breezy Collaboration and openness to feedback are important Budget & Timeline: When applying, please include: Expected turnaround time
