Hello Freelancer, I need a full set of stamped architectural plans The plans that you create will need to have a site plan included so that the placement of the ADU on the lot is documented and showing where the septic system is and the leech fields. I have included a drawn diagram. Further, I do hope the plans I created will assist you greatly in this project. Here are some additional notes: Structural. — This is a semi trailer that has the axels and wheels removed so it is no longer considered a moble structure. It is resting on railroad ties and has hurricane straps every 16ft. ● Floor Framing: The floor consists of a dense grid of steel crossmembers (floor joists) typically spaced on 12" to 16" centers to provide a rigid foundation for heavy loads. ● Wall Framing: Vertical wall studs (formed posts) are typically spaced on 16" to 21" centers. These studs are riveted directly to the aluminum skin, creating a unified structural shell. ● Exterior Shell: The exterior is composed of .030" to .08" thick aluminum panels. These panels overlap and are secured to the vertical wall studs with heavy-duty rivets, providing a weather-tight and high-strength-to-weight ratio finish. Roof Framing: The roof is supported by roof trusses or bowed crossmembers that are also often riveted to the top rail of the wall framing. 1. Skeleton Framework: The floor joists (crossmembers) and vertical wall studs are welded or bolted into a unified grid. For high strength, these are typically spaced on 12" to 16" centers. 2. Skin Application: Aluminum panels are overlapped (lapped) to prevent water infiltration. They are then riveted directly to the vertical studs and horizontal rails. This creates a "stressed skin" that provides the box with its primary structural rigidity. 3. Sealing: Seams where panels overlap are typically caulked or sealed with industrial-grade waterproof adhesive to ensure a weather-tight shell. Estimated Total Weight (Dead Load) Based on your high-end conversion materials: ● Original Shell: ~8,000 lbs (48' aluminum unit without wheels/axles). ● Framing & Sheetrock: ~6,500 lbs (2x4 walls every 16" and 1/2" drywall throughout). ● Granite & Cabinetry: ~1,800 lbs (Standard kitchen and bath surfaces). ● Appliances & Utilities: ~1,200 lbs (Water heater, stove, fridge, full bath). ● Cedar Stump & Bed: ~500 lbs. ● • ● TOTAL ESTIMATED WEIGHT: ~18,000 lbs. Wind Load Calculations Using the ASCE 7-22 standard for a structure elevated 12" on railroad ties: 1. Lateral Force (The "Push") At a design wind speed of 110 mph: Design Pressure Roughly 30 psf (pounds per square foot). ● Projected Area: 48' long x 9.5' total height (including 1' gap) = 456 sq. ft. Total Lateral Force: 456 X 30 PSF X 1.3 = 17,784 lbs. Overturning Moment (Mo) The wind is pushing with 7,784 lbs at a midpoint height of 5.25ft Mo = 17,784 x 5.25 = 93,366 ft-lbs. Resisting Moment (Mr) The weight of your home (18,000 lbs) pushing down centered on an 8.5' wide base. Mr = 18,000 x 4.25 (1/2" width) = 76,500 ft lbs ANCHORING SYSTEM 1. Hardware Specifications ● Ground Anchors: Use 30" to 48" galvanized steel auger anchors with at least a 6" helix. ● Tie-Down Straps: 1.25" x .035" Type 1, Finish B galvanized steel strapping. ● Tensioning: Use galvanized turnbuckles or specialized frame clamps with a minimum working load of 3,150 lbs and an ultimate breaking strength of 4,725 lbs. ● Spacing: For 110 mph wind zones (Wind Zone III standards), space anchors approximately every 4 to 5 feet along both 48' longitudinal I-beams. • Angle: Install anchors at a 10° to 15° outward angle from the vertical wall. This allows the diagonal strap to resist both lateral "push" and vertical "uplift". The trailer rest of 4 railroad ties spaced 12’ apart The Interior was built with 2x3” lumber instead of the traditional 2x4. Everything was built 16” on center, Cripples were used at all doors and windows. A 3” Galvanized Steel Framing Nail was used as fasteners. The ceiling is built with 2x6 . 1/2” sheetrock was used on the wall and ceiling. 1/2” R19 in attack and R13 was used the walls the non formaldehyde kind. R19 insulation and netting were used to insulate the bottom of the bottom. 3/4” oak floor was already present in the trailer and any rotten wood was replaced. ELECTRICAL SERVICE WAS OBTAIN FROM THE EXISTING OUTDOOR METER ON THE MAIN HOUSE . 3 WIRE UF RATED MOBLE HOME FEEDER WIRE WAS USED THRU A 1.25” GRAY ELECTRICAL CONDUIT THRU THE MAIN HOUSE Attic and then out the back of the main house and then traveled underground to the 200amp electrical panel in the ADU Trailer. All electrical switches and outlets are 15amp and are wired with 14/2 Romex, The cooktop and water heater are done with 12/2 Romex at 220v. The window units receptacles are 110v but use 10/2 Romex. All the gang boxes are properly attached to the studs and the placement of switches are at least 12” off the floor. The entire electric system is grounded at the main exterior service panel. I have included pictures of the panel itself. Moving on The plumbing was obtained before it connects to the main house in the front yard and tees into the water main with 3/4” PVC pipe . Until it reaches the ADU and then it connect at the water heater room with 1/2 Pex for hot and cold. Feeding to the Bathroom and the Kitchen thru the attic of the trailer. The waster water is tied into the homes main septic system, The main house only has one toilet and two sinks so the system was well equipped to handle the add on. The drain is 4” traveling at a slope of 1/4” per foot until it reaches the septic tank which is labeled on the site plan. The existing septic tank riser is as follows: 143”l x 610”W x 58”h And the leech fields are three that encompass 1250 square feet. The tank size is 1250 gallons Please let me know if you have any further questions. Oh smoke detectors are installed in the kitchen , bedroom and bathroom of the ADU.
