The exhaust fan fed from adjacent areas is the constraint here, you need dedicated exhaust for commercial machines and make-up air to achieve negative pressure in the pre-sorting room so the whole setup works. I would build the plan starting with the negative pressure pre-sorting room, which needs its own dedicated exhaust ductwork routed outside, so that air flows into the main laundry space. The main laundry space will get its make-up air through a louver from the pre-sorting room, maintaining that negative pressure. I will use AutoCAD for all drawings, showing the existing plumbing and power, also detailing new electrical circuits for commercial grade washers and dryers, and the required plumbing for drains and water supply. Structural framing needs clear annotation. I will design the floor drain and utility sink placement for functionality.
