I’m ready to turn my completed design for a 240 sq ft one-bedroom apartment into a fully permitted reality on my single-story home in St Petersburg, Pinellas County, Florida, USA. I’m looking for an architect who can take my finished layout and develop the construction plans and documents the city will accept for a rental unit. The job centres on translating my drawings into a permit set that satisfies the current Florida Building Code as well as local zoning and flood-zone regulations. Because the space will operate as a separate rental, the plans must clearly address ingress/egress, fire separation, sound attenuation, HVAC, plumbing, and dedicated electrical service. Key deliverables • Signed and sealed architectural drawings (site plan, floor plan, elevations, sections, details) • Basic structural notes/calculations suitable for review—coordinate with an engineer if required • MEP coordination sheets or schedules showing fixture counts, duct runs, panel loads, and energy-code compliance • Digital files in both PDF (ready for submission) and DWG/Revit (for my records) • One round of revisions after initial city comments, included in the scope AutoCAD or Revit is fine, so long as the files remain editable. Experience shepherding small residential additions through the St Petersburg/Pinellas permitting portal will be a huge advantage.
