Efficient Multifunctional Garage Design

I am looking to build a new garage with storage and some living space. Think barndominium but we won't have any plumbing or water. I am looking to build 4 identical rooms that need to be very efficient in size and energy consumption. The hope is to have exterior doors on each room almost like mini-apartments for each room. I am hoping to get them to be about 10' x 10' x 10' with a Murphy bed with storage on both sides. We will include a mini split for heating and A/C. We will also need a bunk room with six double bunk beds and some kind of storage for each bed. I would like to use 2x6 construction in the walls to put in rock wool insulation with 2x8 ceiling joist for added insulation. I also have the following items that need to be able to be stored in the garage space of the building. Camper 12' x 86" x 4' Row boat 4' x 13' x 2' Canoe 3' x 16' x 2' Sail boat one 14' x 5' x 4' Sail boat two 66" x 23' x 2' Golf cart 4' x 9' x 4' It would be great to have some way to stack the smaller boats on a wall rack to save space. This company is local and an option for us to use for the structure. I am looking to see how big of a space we need before we can build out a super structure to fit this all into and think about getting pricing. [login to view URL] Our current garage foot print is 24' x 36' and we have some room to go out if needed. Finally, we are looking for two designs. One with everything on a single level and then one with some of the rooms on a second floor to try and keep our current footprint (24'x36'). This will allow us to get pricing from different builders to see which option better fits our budget.
