I’m converting a 10 m × 5 m double garage—complete with a beautiful sandstone party wall—into a self-contained, industrial-styled mezzanine apartment. The ground floor must still allow a car to pull in through the existing garage door, while the new mezzanine will hold a comfortable one-bedroom layout. Scope of the scheme • Plan the internal re-stack so the entrance bay doubles as a parking space and an open-plan living / kitchenette zone. • Design a compact WC & shower room, plus all plumbing runs; the existing electrics stay, but the waste-water route needs a fresh solution that ties into the main property. • Add east-facing windows and specify ventilated roof windows for controlled daylighting and airflow. • Retain an unapologetically industrial language: polished concrete flooring, metal accents and fixtures, exposed steel or timber joists where structurally feasible, and subtle nods to the sandstone fabric. • Provide a lightweight mezzanine structure with safe access (ladder or stair—show me both options so I can decide). • Advise on insulation, fire separation, and any planning / building-regs constraints so the package is ready for submission here in the UK.
