Project Request: Preliminary Concept Drawing (Scratch Plan) – Tourism & Residential Development in Jabal Akhdar, Oman We are seeking an experienced architect / master planner / designer to prepare a scratch-level conceptual drawing (not a final design) for a planned mixed-use tourism and residential project in Jabal Akhdar, Oman. 1. Site Context Land size: 65,000 m² (usufruct land). Location advantage: The land is directly overlooking the wadi with natural elevation and slope, offering panoramic views. The plan must prioritize the wadi edge for the promenade, restaurants, and prime residential units. 2. Residential Components (to be shown in the drawing) Small Apartments (130 m²): 110 units, 2–3 floors, each with a private plunge/ground pool, private lift access. Medium Apartments (200 m²): 80 units, 2–3 floors, with pool, terrace, and private lift. Luxury Apartments (280 m²): 40 units, larger terraces or gardens with wadi view, rooftop or ground pool, private lift. Penthouses (300 m²): 10 units, upper floors with wide terraces facing the wadi, private pool, private lift. 3. Promenade & Commercial Zone Promenade length: ≈400m, running directly along the wadi edge for maximum view advantage. Restaurants & cafés: 32 units with realistic modern sizing. 20 small units (≈140 m² each, 12 prime wadi-front / 8 standard). 10 medium units (≈200 m² each, 4 prime / 6 standard). 2 anchor restaurants (≈240 m² each, 1 prime / 1 standard). Outdoor terraces allowed for guest seating (not rented separately). 4. Tourism & Entertainment Zone Zipline: 500m line crossing the valley edge. Alpine Coaster: 1km slope ride wrapping around the site. Water Park + Wave Pool: ~3,000 m² zone with pools and slides. Ice/Snow Zone: 2,000 m² indoor area for snow-based activities. All entertainment zones should be positioned towards slopes/valley areas to maximize natural height and view. 5. Support & Infrastructure Clubhouse & services building: ≈1,500 m². Parking: ≈310 cars. Internal roads adapted to slope. Retaining walls for terrain management. Green areas and landscaping across the site. Central stations for utilities (water, electricity). Deliverables One conceptual site plan (scratch drawing): Show approximate placement of apartments, promenade, restaurants, entertainment zones, and support facilities. Clearly highlight wadi edge alignment and height advantage. Use labels and approximate sizes only (no costing, engineering, or 3D renders needed). Acceptable formats: AutoCAD, SketchUp, Illustrator, Photoshop, or clear hand-drawn digital sketch. Purpose This drawing is intended for investor and internal planning presentations only. It must clearly demonstrate: How the wadi-facing edge is used for promenade, views, and prime units. How land is distributed (≈28% tourism/public, ≈70% residential/infrastructure). Relative scale and feasibility of residential, commercial, and entertainment components.
