I have a unique opportunity as a Realtor to refer clients to a investment opportunity purchasing homes in depressed areas of the nation for pennies on the dollar. This organization has a turn key system: They buy large lots of Bank owned homes for $10,000, re-hab the home back to nice living condition, sell the home to an investor at $22,500. The way their system works is they gaurantee a buyer at 45,000. They can do this because the homes are valued worth more then 45k. However, they gaurantee a buyer because they only purchase homes in good rental markets. This way the owner contract mortgage payment on 45,000 is less then rental rates in those areas. This makes the deal a no brainer. The investor does nothing, the company does it all. Its a unique situation because these lots of homes will not always be offered at by the banks for this low of prices. I would assume this program will only last as long as their inventory. They have around 100 homes right now in inventory for investors to choose from. They have already indicated that they are having a hard time keeping up the inventory because this program is catching on to investors quickly.
Ok heres how we profit: They pay a 10% commission. Its great because the way their program works is the investor has to deposit 22,500 with the company and then gets to choose between the houses presented. This stream lines our commission.
