I need a licensed electrical engineer to produce a permit ready plan set for a commercial electrical service upgrade in Costa Mesa, CA. Plans will be submitted to the City of Costa Mesa through their TESSA portal which I can handle and take care of as long as the plans are produced correctly. Project Existing mixed use commercial building with two vacant commercial suites, roughly 850 sq ft each, B occupancy. The commercial electrical service is separate from the residential portion of the property. Scope of work to draw Replace the existing exterior 200A main service with a new 400A main service at the same rear exterior location. Install two new subpanels, one serving each suite, with new feeders from the main. Demo and remove abandoned equipment: a dead metered panel, an abandoned exterior subpanel, and two small interior subpanels. The front subpanel should be sized with headroom for a possible future food service tenant. The service upgrade will require Southern California Edison coordination and meter release. Deliverables, stamped where required 1. Single line diagram of the full distribution system with conductor and conduit sizes 2. Load calculation per NEC Article 220 supporting the 400A service 3. Panel schedules for the new main and both subpanels 4. Site plan showing equipment locations and required working clearances 5. Floor plans showing subpanel locations and feeder routing 6. Available fault current calculation at the service with labeling 7.
