The model must include inputs for investment parameters, property data, market assumptions and financial assumptions. All cash flow, OSB, reversion and tax calculations. Will also include an amortization schedule (interest, principal, total debt) a tenant roster for income calculations that will feed the proforma. See tabs 1 through 3 of the attached for an example. The example model can be modified/optimized to ensure calculations are correct and performance is optimized.
2. Development proforma
Must be a dynamic model that includes; project, financial, revenue, development cost and construction cost information. Cash flow model, sensitivity model and potential income (rents) breakdown.
