They are window heights, door swings, the position of power outlets and where the TV or the existing fixed elements have to stay. So before any mood board I would send you a short list of what to measure and photograph, because a layout that ignores where the sockets are is a layout you cannot use. Then the three things you prioritised: a furniture plan that makes the circulation work and the seating face what it should face, a modern palette that starts from one anchor you already own or love and builds out, and layered lighting: ambient, task and accent, with fixture types and placement marked on the plan so an electrician can read it. Deliverables as you asked: a mood board, a dimensioned floor plan, a few perspective views from where you actually sit and enter, a native SketchUp or AutoCAD file for the layout, and the Excel schedule listing each item with dimensions, finish, supplier link and the value column so you can track it.
