CAD - RE marketing flyer from existing layout

I would like to prepare a marketing flyer based on the pdf file attached. There are some changes to be made in this flyer. The left portion that is seperated by dotted lines stays the same. The section after the dotted lines (middle one)- in that remove the building and everything and make it blank. The section that is outlines by dotted lines (the end one)- convert the solid line into dotted line and convert the dotted lines into solid. Remove all the markings except the street names. Section one where the building is should say " National brand Auto parts chain". Bottom of the flyer should include: 35,000 VPD. Ideal site for any retail, food, financial instituion or professional complex. Less than a mile from major area hospital. Lease or Build ot suit. GLA 45,000 sft. approx. land only. Prefer Auto related operations (except auto parts). I prefer an individual who has background in creating flyers and has done this kind of work previously. Certain text will be given later on for adding into the flyer.
