Architecture Design for a Garage

IMPORTANT 1.  Bidders must provide a high-level description of their proposal for bid review, before the bid is awarded. OVERVIEW 1.  Design a garage to match an existing house subject to the DESIGN CRITERIA and BY-LAW STIPULATIONS details below. 2.  Provide REQUIRED DOCUMENTATION detailed below. DESIGN CRITERIA 1.  The garage must be attached to the house. 2.  The aesthetics of the garage should match that of the existing house. 2.a.  The garage must allow access into the backyard. 2.b   A vehicle must be able to drive between the driveway and the backyard through the garage. 2.c   A person should be able to walk between the driveway and the backyard without using the garage doors. 2.d   Additional regular doors may be used for this purpose. 3.  We will provide a 3D design of the backyard, a scan of the site plan, a sketch of the current site utilization, and various photos of the location. BY-LAW STIPULATIONS 1. The minimum clearance to the side lot line is 0.3m. 2. The maximum height from the ground to the highest point on the roof is 5m. REQUIRED DOCUMENTATION 1. FORMAT a.  All drawings to be drawn on standardized sized sheets, drawn to scale, fully dimensioned and provided in PDF format. b.  A copy of the design file must be provided. 2. SITE PLAN a.  Location of existing/proposed buildings with overall dimensions and include setback dimensions to property lines and adjacent buildings.  b.  Indicate dimensioned parking areas, driveways, hard & soft landscape treatments, accessory structures (sheds, decks, detached garages, etc.). 3. GARAGE STRUCTURE a.  Location of all existing and proposed buildings on the lot, setbacks to property lines, distance between proposed structure and other buildings on the lot. b.  Dimensions and locations of all required vehicle parking spaces and the driveway used to access the spaces(s). c.  Floor Plans, Elevations, Sections, Construction Details of the structure, including the details of the concrete floor slab, such as the concrete strength and re-enforcement proposed. 4. CONSTRUCTION DETAILS AND NOTES a.  Building materials & specifications of all wall, floor, and roof assemblies with typical wall section and typical roof detail.  b.  Provide guard details including connection detail.
