Questions: 1) Can you provide utility as-builts, a soils/infiltration test or geotech, and stormwater targets (eg, first 1" capture), plus water-source constraints (reclaimed allowed?), freeze/wind exposure, and any decibel limits for running water? 2) What are CC&R lighting/trespass limits (BUG/IDA), preferred CCT/CRI and operating schedules, brand palette/material constraints, privacy expectations, ADA slopes/clearances, and security/CPTED priorities or camera FOVs? Suggestions: 1) Hydrology-first layout: permeable paver forecourt draining to a bioretention band; a recirculating blade/rill fountain fed by a concealed 500–800 gal roof-runoff cistern with variable-speed pump, autofill, UV/bio-filtration, winter bypass, and a “dry-river” look for off-hours to cut evaporation and maintenance 2) Layered lighting + comfort: 3000K low-glare bollards at 12–14 ft oc for 05–10 fc avg paths; linear wall grazers to cue entry; shielded in-grade accents (BUG ≤ B1-U0-G1); 0–10V/DALI with photocell + astro clock + PIR trimming Seating mix: 18" concrete seat-wall with thermally modified wood cap plus movable café sets; privacy via evergreen native screen on steel trellis Kindly send me a message, lets discuss in detail and my portfolio is uploaded here and on my website.
