I want a lease created that can be used in the State of Illinois and the State of Washington, USA that will allow me to get tenants out of rental units when they don't pay. I want the lease to allow me to physically move their goods out of the unit and change the locks without going to court. Maybe I would have to give them a lower deposit amount to compensate them for giving up their right to challenge the eviction in court. Please research ALL applicable law and prepare everything needed to defend this lease in court. You will not have to defend it. I just want you to prepare everything, so a local attorney can defend it when it;s challenged.
Here's what happens now;
Tenant doesn't pay
Give them a 5 day notice to move
File eviction case - Date will be two months in future
Tenant shows and asks for continuance to get attorney - Gets a month
At court Judge will probably give them an additional month to get out.
By the time you get the unit back it's been 6 months.
Now you have to spend money to fix up what they destroyed because they were mad about being evicted.
