Do NOT apply if: • You have never spoken to U.S. sellers • You don’t understand ARV, MAO, or the 70% rule • You cannot comp properties • You have only done cold calling without real estate knowledge ⸻ YOU MUST KNOW: • ARV (After Repair Value) • MAO (Max Allowable Offer) • 70% Rule (and when to adjust it) • How to analyze deals (SFH, MFH, land, mobile homes) • How to talk to motivated sellers • How to handle objections ⸻ REQUIRED SOFTWARE EXPERIENCE You MUST have used MOST of these: • PropStream • BatchLeads / BatchDialer • Mojo Dialer • Launch Control / Smarter Contact (SMS) • Podio CRM • Skip tracing tools If you have NOT used these, do NOT apply. ⸻ JOB ROLE (WHAT YOU WILL DO DAILY) You will: • Call property owners (100–200+ calls/day) • Text property owners (200–500+ texts/day) • Speak with motivated sellers • Build rapport and gather property details • Pre-qualify leads (condition, timeline, price) • Calculate rough offers using MAO formula • Submit ONLY qualified deals ⸻ YOU WILL TRACK: • Calls made • Conversations • Leads generated • Deals progressed ⸻ WHAT IS A QUALIFIED LEAD You ONLY pass leads that have: • Motivation to sell • Discount potential OR creative terms • Property condition details • Seller price or willingness to negotiate ⸻ DO NOT SEND: • Retail deals • Zillow listings at full price • Properties with no equity • Unmotivated sellers ⸻ PAY STRUCTURE • Trial = commission only (per deal you help close) • Full-time = base + commission (after proving performance) ⸻ REQUIRED TEST (MANDATORY) Answer these: 1. What is ARV? 2. What is the 70% rule? 3. Calculate MAO: • ARV = $200,000 • Repairs = $40,000 4. What do you say if seller wants full market price?
