I’m ready to turn a 22 ft × 70 ft, two-storey terrace house into something that feels like an urban café yet functions perfectly as a home. I need complete architectural documentation along with compelling visuals so I can move straight into construction approval and contractor briefings. Scope • 2D drawings: structural layout, full electrical and lighting schematics, and water / plumbing runs. • Focus zones that must be drawn in detail: Living Room, Kitchen, Bedrooms, and the overall exterior outlook. - aircon pipping • 3D renderings that capture an Industrial aesthetic—raw textures, exposed elements, dark metal accents—making the whole space read like a stylish neighbourhood café. I already have image references for the look and feel (layout, shelving, window ideas) and will share them once we engage so you can translate them into the plans and renders. What I’ll review for sign-off 1. sketch up files, CAD or BIM files (DWG, RVT, or similar) for every floor. 2. Separate layered plans for structure, power, lighting, and plumbing. 3. High-resolution renders showing daylight and night ambience from key viewpoints. 4. A quick revision loop to fine-tune material palettes and minor layout tweaks.
