  Hello sir, I would like to know what is the height from floor to ceiling, in the sketch up model it is like 2.90m, but in the your floor plan, the length of the ladder is short, when actually for that height you need like 3.75 m long (15 steps), I would appreciate very much to know how many steps your current staircase has and at least the height of one of these steps, it is necessary to develop something optimal and real for you.
