Real Estate Website Needed

Need a real estate site, that is sleek / modern and css based. (using a lot of black / gold colors, will provide logo)

General Summary:

Need our site to come up when people search for buying/selling. The website below seems to accomplish this by having all the cities/towns/neighborhoods in the area included in their site, it's very effective for getting hits/leads. We want to copy what they are doing to achieve high numbers of leads. The details are below listed in order of importance.

1. Needs to look ultra modern / clean (will provide company logo and most verbiage) the functional search for a home + contact us should be the focal points on the homepage

2. Needs to get lots of hits/leads like: [url removed, login to view] (definitely do not want our site to look anything like theirs, only the fact that they get tons of hits) (they do this with great SEO and having a listing of every city/neighborhood in the tri-county area) (should have pretty much the same pages)

3. Needs to have a CMS for the web pages/agents/listings)

(in the CMS/backend there needs be a login page for the agents to load their own listings, as well as their profile description / image / etc for the agents page - in addition the agents backend needs to allow for them to submit their documents (listing/contract paperwork) via upload or fax or email. This document submission will have a check list in place to ensure that all documents required are in place)

4. Needs IDX integrated into a page to look like they are ours (IDX is simply a link that provides a feed of listings, also needs to be figured out how to pull listings from MLS to our site so we don't have to add them again after they've been added to the MLS system (mls is the multiple listing service where all agent listings are held)

5. Needs to have basic inquiry / signup form for buyers, should send us an email/sms(text). Same needed for a seller's page.

6. There will of course be some small things that we will figure out along the way.
