We are the HOA of a 69-door townhome community close to Clarendon (Arlington, VA), looking for a 1099 community grounds manager. You must be local the DC metro area, no more than 30 miles or so away.
o Serve as a general “super” of our community
o Work with landscaper about items including pavers, sidewalks, and irrigation systems.
-Provide notice to residents via community website at least 48 hours before any application of pesticides
-Verify snow removal and deal with any homeowner issues after big snowfalls
o Serve as the liaison to the Reserves Study every five years (2018 was most recent)
-Work to ensure that reserve study items are inspected, and the study updated (informally) when items are in need of replacement prior to expiration date
o Help homeowners enforce parking rules and regulations in guest spaces and no parking lanes
o Preventive Maintenance
-Conduct monthly walkthroughs and send a list of both homeowner and common area issues to Board
-Review variance applications for outside changes with homeowners and the
Architectural Review Board
-Serve as a liaison to our attorney regarding enforcement of the HOA governing documents.
-Maintain replacement parts list and liaison with homeowners with questions.
o Research issues like city or county ordinances rewarding sidewalk maintenance and repair; work with them to coordinate same when needed.
o Supplies and Services – acting on our behalf to buy things we need
o Emergency Services – provide coordination of services with vendors/county
o Provide a monthly report of the things you did
My proposal is to first of all gather requirements for your community project. I will identify the product backlog {i.e. high level features or requirements}, and low level features. I will identify those resources {human labour or delivers or landscaper} assigned to each task and document them on my project RAID log. I will Provide notice to residents via community website at least 48 hours before any application of pesticides. I will Verify snow removal and deal with any homeowner issues after big snowfalls. Document my task dependencies and time management and serve as liaison for works or project. I will Work to ensure that reserve study items are inspected, and the study updated (informally) when items are in need of replacement prior to expiration date. I will Help homeowners enforce parking rules and regulations in guest spaces and no parking lanes by ensuring Conduct of monthly walk throughs and send a list of both homeowner and common area issues to Board during our preventive maintenance.
