Construction Estimating software

We need a database program that we can use for our remodeling company that will allow us to diagram roofs, siding, interior rooms, and then price the job off of the type of products we select from the database to be used on the projects. There must also be the option to add items not on the sketch/diagram or estimate a job with no diagram. We would like to be able to import pictures into the estimate and even have the option to use the pictures as our diagram. Then we would like to be able to outline various areas like the roof and select from our library a type of shingle and paste that on the picture to show the customer what the final project will look like. We need the final bid to be able to be sent to multiple type of print outs:ie contract, invoice, project manager job sheet, proposal... We also need the ability to select multiple classes that the type of job falls under and different sales people as well as different crews. We would like a mapping feature that will print directions from our office. We would also like a feature that will allow clients to login to our site and view material we have available for them- pictures estimates options.
